Any construction project begins with the selection, followed by budgeting and selection of the artist. And only then is the work contract.



More often subcontracting agreement is in a form that can be called a dependent client. This means that in the contract or, more often, in the annex - estimates - are approved by specific amounts to specific needs: for materials, transportation, manufacturing operations, unforeseen costs, etc. etc. Well, of course, all paid by the customer. The share of the customer falls as well and monitor the expenditure of funds for the amount of imported material to the object and many other nuances. Contract as "dependent contractor" has the estimate is only one line - TOTAL, ie all the fuss revolves around a single figure - the final cost.


Thus, if we determine the final cost of the result of the contractor, agreed to give him an advance to set a deadline, we can only monitor the progress of work and not bother with other problems. Suppose that the problem will be the contractor, he should now break my head: where and what materials to buy, what to do for their rational use, as the deadlines (and the penalties included!), How to ensure proper quality.

It seems to be nothing new, but ...

First, the contractor is limited to a certain amount and no tricks like "Suddenly the price jumped," not "rolled".

Secondly, we can be absolutely sure that the object will not be delivered no extra brick, not a single superfluous paint cans, etc.

Third, if you have a situation where it appears that the contractor is something not taken into account - it's his problem.

Fourth, if the contractor is properly organized work, his profits will undoubtedly higher than in the work of the usual contract.

And fifth - are all happy! Why?

Let's face it. In any case, before a final cost estimate is made, approved and only after agreement is signed. It is no secret that each contractor has its own suppliers and, accordingly, discounts. In addition, when a contractor is not limited by the need to provide receipts, invoices, receipt voucher, etc., he always finds a way to buy materials more cheaply, pay for transportation less, and simply does not work out this situation: we assume that 90 kg of cement , and buying accounts for two bags - 10 kg left to the customer, who cement this and do not need to FIG. But when the contract is "dependent contractor", the customer will not pay for 2 bags, namely 90 kg.

Some results:

Prepares estimates as accurate as possible and do not be stingy lay in her 3-5% for unforeseen expenses. Keep in mind that if you control the spending of every penny, very soon your relationship with the contractor will, to put it mildly, strained. Oh, and if you take on the purchase of materials, then rest assured that they will need the most notorious of 10%.

If you are proposing to enter into a contract "dependent contractor, faced with failure - look for another contractor, for this one, are at least - not rachitelen and poorly able to count money.
